For new and relocated franchisee-owned retail stores, The UPS Store (TUPSS) Real Estate Supervisor is in charge of overseeing lease negotiations and important commercial aspects. The incumbent conducts market research, gathers information, analyzes GIS data, evaluates potential sites using analytical tools, and reviews legal paperwork to support the local franchisee network and corporate-owned region site selection processes. Additionally, this position bargains for rent reductions and lease extensions, settles conflicts between franchisees and landlords, and cultivates good working relationships with landlords, brokers, and shopping center developers. When our centers are sold or transferred into new ownership, this job helps our franchisee with lease assignments.

Responsibilities:

  • Being close to a major airport is a bonus owing to the required travel; territory will vary, but will include the bulk of the western US. The position is remote-based and can be located anywhere in the western United States, including California, Oregon, Washington, Arizona, Nevada, and Colorado.
    establishes connections with regional brokers, national developers, and landlords to provide the best possible placement for retailers.
  • In order to support franchisees, reviews Letter of Intent (LOI)s and lease drafts, and checks project status urgently to maximize deadlines.
  • Assembles and evaluates site package data for committee evaluations
  • Responds to requests for information from internal and external sources to ensure that reliable and consistent information is supplied.
  • Develops key market lists by region based on analysis of current market placement and conveys objectives to internal shareholders
  • assists franchisees with relocation and lease renewals.
  • During the store transfer process, assists with all lease allocations.
  • Demonstrates effectively in meetings at the management and executive levels.

Requirements:

  • When making account decisions, takes industry and financial trends into account.
  • Demonstrates the capacity to negotiate in difficult circumstances; understands how negotiations may affect the company’s operations; and successfully secures agreement from all sides. Has a thorough understanding of the franchisee/franchisor relationship and the franchising industry as a whole.
  • Demonstrates the ability to multitask and switch between projects quickly; is a self-starter and able to learn quickly with a sense of customer service and urgency while completing complex projects accurately/completely. possesses the skills and knowledge of commonly used applications within the retail real estate industry.
  • Manages technology and software applications to assist and finish projects on time, including being a rapid learner of new CRMs and software as needed to fulfill job needs.
  • Real estate diploma or license
  • Experience in retail real estate negotiations
  • Expertise with franchise agreements
  • Having used tools from the Microsoft Office Suite (Intermediate Level)
